OUR OCCUPANCY POLICY:

  • If the number of Occupants is greater than the number of Bedrooms, water and a monthly Use fee of the premises applies.
  • Occupants/tenants 18 yrs+ at move-in must apply.
  • Minor dependents/occupants must be listed on the Rental Application. 
  • Bedroom space:  city code requires 80 sqft for 1 occupant; 120 sqft for 2 occupants per room. 
  • All occupants must be approved thru a Rental Application to reside at a property.
  • Guests who stay frequently or more than 4 weeks are subject to application approval and possible Use fees.
  • Airbnb arrangements or temporary stay arrangements are prohibited.
  • Leased premises are for residential use only. 
  • Caretakers or Pet sitters must be registered by Name and Ph# with our office for Daily or Overnight visits.


APPLICATIONS GUIDELINES:

 We do everything reasonable to approve applicants.   If we cannot, there are common reasons for denial:   


  • Application misrepresentation, omissions, or falsification.
  • Previous Evictions
  • Background check unfavorable
  • Felony charges
  • Some Criminal charges
  • Inadequate Income 
  • Owning excluded Pets
  • Undocumented or Incomplete USA Immigration Status
  • Failure to submit required application documents
  • Unknown reasons revealed during the application process may not be approved. 


  • Applications are processed thru TransUnion SmartMove.


  • Once your Application is approved, be prepared to sign a Lease & pay your Move-in costs at that time.


  • Cosigners are not required unless needed to assist with approval of active Students and recent Graduates.  Some exceptions may apply.  Cosigners are not accepted to replace inadequate job income for other reasons.   Cosigners must be a Parent, Grandparent or Legal Guardian.  (See more about our Leasing Process and guidelines on the Apply Online page.)


THINGS TO KNOW:

  • ACH online payments are FREE.
  • Money Orders, Personal Checks and Credit/Debit Cards are not accepted.
  • Unemployment Benefits do not qualify as income.
  • Qualify with combined gross income of about 3 x the Rent. 
  • A monthly Water payment per person is added to Rent.
  • Single-family houses may be billed by Landlord for quarterly Water usage.
  • No month-to-month renewals are offered.
  • Leases automatically renew for another term unless a written Move-Out Notice is submitted when Due.
  • Short term leases have limited start dates beginning in Dec - Feb.
  • All properties are Smoke-Free inside, under porch coverings, shared stairways and common areas.
  • Pets are permitted with some exclusions.  See our Pets  page.
  • Emotional Support animals must meet pet exclusions and Pet Addendum guidelines.
